Subdivision Ordinance Text Amendment, Section 16.08.040 – Preliminary Plat specifications
Coweta County has requested that the City require street names to be approved by Coweta County E911
during the preliminary platting process to prevent identical street manes in the County. This request is
made in an effort to improve emergency response times in the County. The proposed text amendment is
shown in Exhibit A attached hereto.

Final Plat for Minor Subdivision Parcel G06 0002 014, 261 Lone Oak Rd
The Minor Subdivision Final Plat application for Parcel G06 0002 014 is attached hereto for review. The
subdivided parcel will be combined with a larger tract of adjoining property. The remainder of parcel
G06 0002 014 conforms to the minimum lot size requirements for the R-20 zoning district.
Staff recommendation: Recommend approval of the Minor Subdivision Final Plat.

Rezoning Application - Parcels 054 2242 022 and G01 2243 001 (96.703 Acres)
The rezoning application and supporting documents are attached hereto. The Applicant is requesting
rezoning from
. Information on the property is presented below.
• Applicant: Coweta Grandma Branch. LLC, represented by Mr. Richard Ferry
• Proposed Use: Single Family Residential Development
• Location: 122 Grandma Branch Rd
• Adjacent building uses: Residential
• Current Zoning – R-20 Single Family Residential; (R-20)
• Proposed Zoning – RS-15 Single Family Residential; (RS-15)
• RS-15 Lot Size 15,000 SF
• Number of Residential Lots Proposed: 126
• Setbacks: Front 25’, Side 10’, Rear 35’
• Open Space proposed: 35.72 Acres (36.9% of the total area)
• Current Land Use – undeveloped
• Legal Description of property: legal description of the property is included with supporting
documents.
Review: The proposed development generally conforms to requirements of the RS-15 zoning district.
The applicant has submitted a rezoning report as required by Zoning Ordinance Article 17.4-3(6). The
proposed zoning conforms to the Comprehensive Plan, which indicates Developing Residential for the
area.
Staff Recommendation: Recommend approval of the rezoning application with the following conditions:
Water line is to be looped from Calico Loop to Grandma Branch Road to improve domestic water supply
and fire flow. Developer is responsible for extending the natural gas main into the development and all
new houses are to be connected to natural gas. The developer shall contribute to the City for Road
Improvements for Grandma Branch Road funds equal to one-half of the construction cost for road
improvements from Bohannon Rd to the western property boundary of the proposed development. The
development shall include an amenity area for residents to be maintained by the Homeowners Association
(HOA).

Text Article 5, Section 5.3, Table 5.3 – Permitted Use Schedule to allow a Tattoo Parlor as a Special Use
in the Commercial Residential (CR) Zoning District.
The text amendment application is attached hereto. The text amendment includes the addition of “S” a
special use for Tattoo Parlor in the Commercial residential (CR) Zoning district.
Staff recommendation: Recommend approval of the text amendment by the Mayor and City Council.
